Hamburg and Beaumont builder leftover keypads are not ADT until you order monitoring

East and southwest Lexington buyers search “builder alarm Hamburg,” “Beaumont leftover keypad,” and “is the new-construction alarm ADT” because the option sheet said security and the hallway has plastic. The option sheet was not monitoring. A builder leftover keypad is not ADT until someone orders monitoring for it. Home Security Systems Lexington takes that order on (859) 710-8600. SafeStreets is the ADT Authorized Provider that installs or reactivates. ADT monitors 24/7.

Photograph the panel. Do not assume the closing checklist was a live account. Do not assume the yard sign in the garage is a monitoring contract. This article is the new-build version of a leftover. The resale version is a different page. The phone number is the same. This is Lexington, Kentucky — not a Pikeville mill, and not Lexington, Virginia.

What “included alarm” meant on the option sheet

In Hamburg 40509 and Beaumont 40513, builders often hang a keypad, a few door contacts, and a motion as part of a package. Sometimes a subcontractor did it in a day to clear a punch list. Sometimes a national builder’s preferred vendor did it and left a sticker for a company you have never heard of. The house closed. You got keys. Nobody put the system on a 24/7 monitoring center in your name. That is the usual story, not the rare one.

An included alarm satisfied a sales talking point. It did not satisfy occupancy. The house sits empty toward Man o’ War, toward Harrodsburg Road, toward Toyota in Georgetown, toward FCPS at Frederick Douglass or Tates Creek High. A dark keypad during those hours is a dark keypad. ADT is not watching. SafeStreets has not been there. You have not signed a monitoring agreement.

If the builder’s vendor actually did start a trial, it is still not this product until you order on the 859 line. Trials expire. Accounts stay in the builder’s name. Stickers lie. Photos and a quote do not.

Photograph the builder panel the day you get keys

Three photos: keypad straight on, inside the cover if it opens, and the can in the utility room, closet, or structured-media board. New-builds hide the interesting part in a low-voltage box, not on the hallway drywall. Include any serial sticker. Do not factory-reset. Do not call the 800 number on the plastic and cancel an account you do not understand. Call (859) 710-8600 with the ZIP and the photos.

40509 is Hamburg, Brighton East, Chilesburg. 40513 is Beaumont, Palomar, Firebrook. 40515 is Andover and Hartland. 40514 is Stonewall. 40511 is Masterson Station. The desk that would take a dispatch is Lexington Police inside Lexington-Fayette, and the paper you file is the $15 LFUCG CryWolf permit. We still confirm the ZIP. A Georgetown mailing that shops Hamburg is not LFUCG.

If the painter or the window-treatment crew wants the hallway clean, photograph first. A builder panel moved six inches is an install-day job. A builder panel in the trash is a full replace you did not need. The resale leftover article is the same instruction with older Chevy Chase and Ashland Park houses. Keep the plastic on the wall until we say otherwise.

Builder leftover versus a prior owner’s ADT

A Beaumont resale can be either. A brand-new Hamburg house is almost always the leftover. A five-year-old plat can be a leftover that the first owner never activated, or a cancelled account from a relocation. The photo plus the occupancy story tells us. “We just closed with the builder” is the leftover. “The last family said they had ADT” is the resale. Both still need a new agreement in your name. Promotional rates require a new monitoring agreement — typically 36 months. Early termination fees apply. Credit approval applies. Offers are for homeowners.

Tenants in an east-side rental do not get the homeowner promotion. Landlords who own the new-build can order. House versus condo still matters in townhome plats off Sir Barton. If the association owns a gate camera, that is not your door sensor.

What the quote sounds like on a new-build

You still hear a monthly number, an install charge, and the agreement. Promotional packages start at $53.99/mo* for ADT Secure+, then Smart+ $63.99*, Complete+ $74.99*. Many plans have a $99 install*. Reusing the builder’s contacts can keep the install in that $99 conversation. Adding a doorbell on Complete+ can raise it. Ask.

Count the openings the builder actually covered. New-builds look simple from the street and hide a walk-out, a garage man-door, and a slider to the covered patio. Beaumont lots do this constantly. Hamburg two-stories do it with a bonus-room door. We do not price the granite. We price the openings you want watched while you are at work.

Cameras yes or no is the next question. Many of these plats have HOAs that limit street-facing cameras. A doorbell in the existing button hole is often easier. Indoor sensors do not need a design review. HOA camera rules is that article. Do not skip monitoring because the board is picky about floodlights.

LFUCG paper is not Georgetown paper

Inside Lexington-Fayette, monitored systems need a $15 annual alarm user permit through CryWolf. False alarms 1–3 are $0, then $25 / $60 / $125 / $200 / $250 / $300. Unregistered systems are $100 per false alarm. File it after the system is live in your name. Details live on lexingtonky.gov. The leftover keypad does not file itself.

Georgetown, Kentucky deleted its user-permit in ordinance 2022-22. Georgetown still fines repeat false alarms: three free, then $75 / $100 / $125 / $150. We will not invent a Georgetown user-permit dollar amount that the city deleted. Nicholasville, Versailles, Richmond, Paris, and Winchester have their own desks. Confirm the office from the ZIP. Do not drop a CryWolf PDF on a 40324 closing table and call it done. Three desks is the comparison.

Give the registration or confirmation to ADT after you have it. A builder sticker in someone else’s name is how dispatch gets a dead phone number.

School-day empties are why these plats actually call

Frederick Douglass High empties Hamburg. Liberty or Julius Marks and Crawford or Mary E. Britton empty the elementary and middle streets under it. Tates Creek High, Rosa Parks, and Beaumont Middle empty Beaumont. Palomar and Firebrook sit on that same southwest calendar. The builder keypad does not watch the slider at 1 p.m. because a punch-list sub hung it. You order monitoring because the house is empty toward those schools, toward UK, toward Toyota, toward Hamburg errands that take longer than you told yourself.

School-day empties is the weekday calendar. This page is the hardware that is already on the wall when you first notice the calendar. Arm the system whenever the house is empty, not only after a neighborhood rumor. Occupancy is the product. A floor plan of a bonus room is not.

Cellular, KU, and a communicator the builder never put in

Some builder panels have a communicator. Many do not. Some only wait for Wi-Fi that the construction crew used. Kentucky Utilities still has storm-driven and tree-driven outages on these streets once the HOA’s trees grow up. A Wi-Fi-only leftover is a brick when the router dies. Ask on the quote: if KU drops, can ADT still see the alarm? Cellular backup is the outage article. New construction does not get a pass because the wiring looks clean.

Smart+ plans at $63.99/mo* are popular here because people want the lock and the garage on the same app they arm from the Frederick Douglass or Tates Creek pickup line. That is fine. It is still not cameras unless you asked for Complete+. It is still not monitoring until the technician tests it onto ADT.

What SafeStreets does with a builder leftover on install day

A technician arrives, looks at the panel you photographed, tests the contacts, replaces what is junk, adds what the quote named, and connects ADT. You should be able to arm, disarm, and add a spouse before the truck leaves. If the builder’s motion looks at a ceiling fan, we move it. If the slider never got a contact, we add one. If the utility-room can is a rat’s nest, we clean it up enough to be a system, not a punch list.

We confirm the earliest install window on the (859) 710-8600 call. We do not invent same-day service. Say if you do not occupy until next month. We would rather go live the week you sleep there. An armed empty new-build is still useful if you already own it and furniture is going in. An unarmed leftover while you live there is a keypad pretending.

Yard signs are optional. HOAs sometimes have rules about those too. Ask the board. The monitoring does not depend on the sign.

Masterson Station, Andover, and the plats that think they are Hamburg

Masterson Station 40511 has the same leftover story with Bryan Station, Sandersville, and Leestown Middle and a different mix of new and old. Andover and Hartland 40515 have the same leftover story plus a south-side commute. Stonewall 40514 sits closer to Beaumont than people think. The specialist asks the ZIP and the city on the mail versus the urban-county line. That is annoying and necessary. We name the office. You file it.

Georgetown new-builds and Toyota relocations leave panels on a job-cycle. Confirm Georgetown Police. We do not invent a user-permit fee the city deleted. Nicholasville plats near West Jessamine leave leftovers too. Confirm that city desk. Different county. Same SafeStreets install. Same ADT monitoring. Same “not live until you order” sentence. Other coverage is not a next-morning promise. We say the date on the call.

What we will not do with a builder leftover

We will not tell you the option sheet was ADT. We will not tell you a gate is monitoring. We will not file CryWolf for you. We will not invent a Nicholasville permit fee. We will not hide $53.99*, $99 install*, or 36 months because the keypad was “free.” We will not take a form. We will not take a tenant on the homeowner promotion. We will not mill a one-street plat as a city. We will not mill Pikeville.

We will not scare-sell east-side crime. Lexington Police recorded 20 homicides in 2025, the lowest in more than a decade. Breaking-and-entering fell about 20.5 percent. These plats call because the house is empty and the plastic is already there. That is enough. House versus condo, ZIP, cameras yes or no, leftover keypad yes. Occupancy. Not a granite tour.

Punch-list week is still an empty house

The week after closing is when Hamburg and Beaumont houses sit with a refrigerator, a leftover keypad, and a note for the window-treatment crew. You are still in the old house, or in a hotel, or back in Georgetown until school starts. Furniture deliveries prop the garage. The builder’s punch list props the front door. That is occupancy, and it is the opposite of “the alarm was included.” If you already own it, we can often go live before you sleep there. An armed empty new-build with a lockbox for the crews is a conversation. An unarmed leftover while strangers have the garage code is the default, and it is a bad default.

Tell the specialist who has access. Put the builder’s punch person on a temporary code if you must, then delete it. Do not tape the code to the keypad. Do not text it in a group chat that includes the flooring sub’s personal phone forever. Smart+ at $63.99/mo* is how you change a lock code from New Circle without driving back. That is occupancy technology, not a gadget pitch. Ask for it if punch-list week is your week.

Closing Friday and wanting monitoring the week you occupy is a normal call. Waiting until the first school week in August is how you join the queue with every other southwest household that had the same idea. Call (859) 710-8600 when you have the keys, not when the first box sits on the garage stoop for ten hours.

Hamburg Pavilion, Palomar, and the mailing address that lies

People say Hamburg when the mail says Lexington, and they say Lexington when the Scott County line is two streets over. Hamburg Pavilion shopping is not a police desk. Brighton East is not automatically 40509. A 40511 street can be Masterson Station and still shop Hamburg. The specialist will be tedious about this on purpose. We name the office. You file it. The leftover keypad does not know the line. You have to.

Palomar and Firebrook lots have the same leftover story plus a walk-out. Count the walk-out. Count the garage man-door. Do not let a golf-course view substitute for a contact. HOA camera rules on those lots can be stricter because the street is the show. Indoor sensors still do not need a variance. Order them. Add a doorbell if the board will live with the button hole. Porch packages is the stoop article. This page is the plastic already on the wall.

If you relocated from another state for a Toyota, UK, or Lexmark job and the builder handed you a binder, the binder is not this quote. The 859 call is this quote. Hear $53.99*, $63.99*, or $74.99*, the $99 install on many plans, and the 36-month agreement. Then photograph whatever is on the wall so we do not guess.

Order it the week you get keys, not the week something happens

Call (859) 710-8600 with the three photos. Hear the monthly price, the install, the agreement, and which office to confirm. SafeStreets comes out. ADT watches the house. You deal with LFUCG CryWolf, Georgetown, or another Bluegrass desk based on the address, not based on the builder’s brochure.

How to order is the metro process. This page is why a new Hamburg or Beaumont hallway does not count as watched. Lexington homeowners can trust a SafeStreets security system monitored by ADT. The builder hung the plastic. You still have to order the watch.
